We frequently receive calls from real estate agents needing chimney repairs for their clients. This project originated from just such a call. The customer needed someone to take care of some chimney flashing and crown repair.
These issues were found during the home inspection and action needed to be taken quickly. The sale of the home frequently hinges on certain items being fixed prior to closing.
Our customer gave us a call and an address and we made it out the very next day to evaluate.
Right away the missing cap stood out. However there were other issues more important to the customer. The cracked crown and rusty flashing became the priorities and we quickly jumped into action.
Chimney Saver Crown Coat is an excellent short-term crown repair. It prevents water entry through existing cracks in the crown while also bridging any new ones that form. We also used Chimney Saver Flashing Seal around the base of the chimney to seal the flashing in a water-tight rubber boot. The flashing seal frequently needs to extend six inches or more onto the shingles. This is because the flashing around the chimney extends out beneath the shingles and if it is rusty as well, the flashing may still leak.
So we taped everything off and applied a generous amount of both products for maximum protection.
Hopefully in the future we are asked to install a proper chimney cap on this flue.
